December 2021 Housing Report


“It’s been a year of frustration for buyers,” reports Linda O’Koniewski, CEO, Leading Edge. “With three buyers for every seller, we don’t see the market calming down soon. The only good news I can report for buyers is that we expect continued appreciation in the market. If you buy today, you’ll grow equity in 2022.


The Case Shiller index indicates that appreciation is cooling slightly but still around 19% locally. As good as the market is for sellers, we still see aspirational homeowners asking too much for homes and not selling. It’s critical to have a pricing expert strategically price your home to maximize your position. Leading Edge agents are extraordinarily skilled. It’s no wonder we have the highest per agent transaction count and a very desirable sale-to-list price ratio,” beams O’Koniewski.”


November sales of single-family homes in the Leading Edge service area decreased -7.4% year-over-year. Inventory decreased -40.9%. The number of days on market over the last 12 months decreased -26.5% while median sale prices remain up +10.3% at $750,000.
