August 2021 Housing Report


“Fun fact”, reports Linda O’Koniewski, CEO, Leading Edge, “according to a Real Trends recent study, 78% of homeowners have ‘selling’ on their mind. Before Covid, 5-6% of households moved in any given year. After more than a year in lockdown, folks everywhere are asking themselves, ‘Am I where I want to be?’”

On top of re-thinking living situations, house prices have appreciated enough to be enticing and have sellers wondering if this is the best time to sell. Single-family prices since Covid started are up significantly in these counties: Essex, 21.1%; Middlesex, 15.5%; Norfolk, 17.9%; Suffolk, 14%; Worcester, 19.7% and Rockingham County, 19.6%. (March 2019-July 2021).

“It is critical to hire an agent who is tactical, understands how to leverage competition and who won’t offer to market you privately.” (After all, private marketing is keeping your house a secret to most buyers.)

July sales of single-family homes in the Leading Edge service area increased +2.5% year-over-year. Inventory decreased -38.3%. The number of days on market over the last 12 months decreased -27% while median sale prices remain up +11.5% at $725,000.
